Starr Homes is a real estate company dedicated to professional service in all areas of operation.  In order to highlight our property management operation, we present the following questions most often asked relating to professional property management.

 

 

  1. Why professional management?

Professional management enables an investor to obtain the highest returns on his property.  It gives an investor peace of mind knowing that his property is being looked after and enables the investor to devote more time and energies to the developments concerning future investments.

 

 

  1. What type of report is made?

Owner’s statements are mailed or emailed, each month after the rental amount has been collected.  Each statement will show the complete progress of each property.  There are yearly totals for all to make income tax reporting easy.

 

 

  1. How will I know if I am getting the most rent possible?

It is the responsibility of the management company to keep informed of the rental market.  Starr Homes is also a member of the Austin Board of Realtor multiple leasing division and therefore has access to daily rental updates on all property in the Austin/Pflugerville and surrounding areas.  A rental market analysis is made on all properties and our suggestions are passed on to each owner.

 

 

  1. What about maintenance costs?

Realistically, there will be some maintenance expenditures on your investment throughout the years.  Our job as a management company is to find the best vendors and rates possible.  We have worked hand in hand with various service people over the last thirty years and therefore we can offer rates at a greater savings to each owner.

 

 

  1. Why a smaller management company over a larger one?

Quite Simple – PERSONALIZED, INDIVIDUAL ATTENTION!  Our investors are not a computerized number.  We are flexible enough to meet the needs of each owner and each account is set up to meet each investors needs.

 

 

Starr Homes is a member of the Texas Board of Realtors and the Austin Board of Realtors and keeps apprised of all the latest landlord-tenant relationships and laws by receiving monthly information and attending seminars on any new rulings in order to protect your investment.

 

Our Pledge to you:

 

1)      We will use all means possible – advertising, use of professional locating services, property signs, and referrals to keep your property leased.

2)      We will verify all applications and check each prospective tenant through the national tenant network (credit rating, criminal and civil filings), including place of employment and past rental history.

3)      All leases to be used have been approved by Texas Real Estate Commission

4)      All rents are due by the 1st of each month.  We do offer a three day grace period.  We are most aggressive in our rent collection.  We are familiar with the eviction process and will proceed as directed by each owner.

5)      All repairs to property will be approved by Starr Homes in accordance with guidelines approved by the owner.  All repairs for maintenance will be of quality workmanship with the owner receiving a copy of each invoice.  We hope to reduce the cost of repairs and maintenance substantially by the use of long term association with vendors.

6)      Each month an owner’s statement will be processed as quickly as possible after collection of rents.  The statement will show rent received, disbursements of money as directed in the management agreement with yearly totals for your tax preparation.
